Buying your first home or commercial unit in Bengaluru involves more moving parts than the price and the floor plan. A little diligence up front avoids expensive surprises later.
1. Verify the title and documentation
Check the sale deed, mother deed, encumbrance certificate, and khata (A or B khata) before anything else. A property with unclear title history can cause serious problems down the line, even at a good price.
2. Confirm approvals and compliance
For a new construction, confirm the building plan approval, occupancy certificate, and RERA registration where applicable. For older properties, check that any additions or modifications were legally approved.
3. Research the locality, not just the unit
Look into water supply reliability, road access, planned infrastructure projects nearby, and resale demand in the area — all of which affect both livability and future value.
4. Check the builder or seller's track record
For under-construction property, look at the builder's history of on-time delivery and build quality on previous projects. For resale, ask why the current owner is selling.
5. Budget beyond the sale price
Registration charges, stamp duty, brokerage, interior work and society transfer fees all add to the real cost — factor these in before you commit to a number.
